Overview
Nine Mile Lake is about 7.5 miles long (disappointing isn’t it!) It is another finger lake gouged out of Granite by a glacier over a million years ago. The shoreline is typical Muskoka Granite with very little sandy shoreline. The water is reasonably clear for those who like snorkel. Only a handful, about 30 cottagers, can drive to their property. Nine Mile Lake Marina is the hub of activity because the other 60 or so cottagers must go by boat from this marina.
This a unique lake in the following way: a) About 75% of the shoreline on Nine Mile Lake is undeveloped, b) 95% of the undeveloped land is Crown Land and the policy of the Province is not to develop these lands, and c) Only a handful of the cottagers have a road. The lake averages about 14′ in depth and has two areas, one 40′ and the other 60′ in depth. The catch of the day is most likely a Largemouth or Smallmouth Bass, although, yellow Perch, Sunfish, White suckers and Brown Catfish are present too. If you like to canoe, take the Turtle Lake Portage (about a ¼ mile past the last cottage on the south side) into Turtle Lake ( a different Turtle Lake than the one that joins Loon Lake) and paddle to the south end and follow the creek into Brotherson Lake. At the end of Brotherson Lake you can get into Woodland Lake. No one is on these lakes, true wilderness! The cottages on Nine Mile Lake vary in price depending on whether or not you have a road. The year round paved Southwood Road stretches from the Severn River bridge to Torrance, a town about 5 miles north of the lake. Nine Mile Lake Road turns off of Southwood Road near the railway track and the municipally maintained gravel road comes to the marina at Nine Mile Lake. There are a couple of private roads, before and after the marina, maintained by property owners. The research department at Muskoka Real Estate Services Inc has determined road access cottages have sold between $600,000.00 and $1,100,000. Prices of cottages selling early in the Muskoka area are up 20 to 25 % over last year. The boat access properties have varied between $300,000.00 and 480,000 in 2020.
