Overview

The Black River runs from the marshes and ponds near Dorset to Lake Couchiching. Canoeing can take you from Dorset to Washago. A canoe trip from Hwy #118 east of Bracebridge is a little shorter and just as enjoyable.  There are about 7 portages. The Black River is highlighted by two beautiful falls known as Ragged Rapids and Victoria Falls.  The river is about 25 feet deep in areas but most of the river is 6-8 feet and excellent habitat for the bass and pan fry throughout the river.  There are homes and cottages along the river with areas of wilderness like areas.

Prices vary greatly due to the size of the property, water frontage and the structure.  Prices are generally less than the lakes in the area because it is a ‘river’ and lacks the longer views most people want in waterfront property. Beware of this river in the spring, it moves quickly and is deceptively fast and dangerous. Later in the summer the water barely seems to be moving.  Spring also brings some flooding to areas of the river, but a lot of the river is high and dry, if you are buying be sure to ask about the properties location in regard to the Spring runoff.  Pay attention to docking on the river, many docks are placed parallel to the shoreline instead of perpendicular because of the change in the seasonal water changes.  Most recent sales in 2020-2021 have been in the range of $720,000 to $850,000. and included some acreage.
